Remember when homes were selling almost as quickly as they were listed, often with multiple offers above asking price?
That was a very different real estate market!
Today, buyers generally have more choices, and sellers are discovering that yesterday's expectations don't necessarily reflect today's market value.
After 23 years in Central Florida real estate, one lesson I've learned is that what a seller hopes to receive and what the market will support aren't always the same.
So, What's Your Home Really Worth?
It's not necessarily what your neighbor received two years ago, what you've invested in improvements, or what you need to net from the sale.
Market value comes down to what a qualified buyer is willing to pay under current market conditions.
Can Overpricing Actually Cost You Money?
Absolutely! An overpriced home can sit on the market while properly priced competing homes sell.
As the days accumulate, buyers may begin wondering what's wrong with the property. Repeated price reductions can weaken a seller's negotiating position, potentially resulting in a lower final sale price than a realistic initial asking price might have achieved.
The Lesson I've Learned
One of my most important conversations with sellers happens before their home goes on the market.
We review comparable sales, competing properties, buyer expectations, and realistic pricing.
Getting the price right from the beginning can help protect both your time and your bottom line.
The Bottom Line: You can't price a home based on yesterday's market and expect today's buyers to respond.
My goal isn't simply to tell sellers what they want to hear. It's to help them understand today's market so they can make informed decisions and move forward with confidence.
