Downtown Orlando
A walkable urban core of lakefront parks, historic streets and high-rise living.
Explore Downtown Orlando HomesWelcome to Downtown Orlando

Downtown Orlando is the region's urban core, and it is genuinely a neighborhood as well as a business district. High-rise condominiums, historic brick streets and lakefront parks sit within a few blocks of each other, and much of it is walkable — something that is rare in Central Florida.
The center of downtown life is Lake Eola Park, a 43-acre park ringed by a walking path, with swan boats on the water and a farmers market on Sundays. Around it, the Thornton Park, South Eola and Eola Heights districts mix restored bungalows with new construction, while Church Street and the Creative Village area anchor the city's entertainment and education growth.

Local Lifestyle & Neighborhood Character
Downtown living suits people who want to walk to dinner, work or a show. The districts surrounding Lake Eola each have a different feel: Thornton Park is quiet and residential with brick streets and bungalows, South Eola is newer and more vertical, and the Central Business District is high-rise and busy on weekdays. Condominium towers and townhomes make up most of the for-sale inventory, and the compact geography means most residents drive far less than they would in the suburbs.
Around Downtown Orlando

Restaurants & Dining
Downtown's restaurant scene is broad: Church Street and the Central Business District draw a business and event crowd, Thornton Park's side streets hold neighborhood restaurants and cafés, and the area around Lake Eola mixes casual spots with special-occasion dining. The Sunday farmers market at Lake Eola is a downtown institution.

Shopping
Retail downtown is mostly small-format and service-oriented — boutiques, markets, gyms and everyday conveniences — with the larger shopping centers of the surrounding metro a short drive away. The Lake Eola farmers market and neighborhood markets cover much of the weekly grocery run for residents within walking distance.

Entertainment
Downtown is the region's entertainment center. The Kia Center hosts major concerts, arena sports and events; the Dr. Phillips Center for the Performing Arts presents touring Broadway shows, concerts and performances by Orlando Ballet and the Orlando Philharmonic; and Church Street, Thornton Park and the Central Business District are dense with bars, music venues and nightlife. Lake Eola Park adds free events, movies and festivals year-round.

Parks & Recreation
Lake Eola Park is the centerpiece, with a loop path, swan boats, a playground and an amphitheater. Several smaller downtown parks, plazas and the Orlando Urban Trail extend the green space, and the city's parks system continues to add connections between the core and the surrounding neighborhoods.

Local Attractions
The Orange County Regional History Center sits downtown, and the Lake Eola swan boats, the city's public art and mural scene and the regular festival calendar at Lake Eola are all within walking distance of the core. Creative Village and UCF Downtown have added a new education and innovation district on the city's west side.

Local Market Context
Downtown Orlando is a condominium-heavy market with a much smaller share of single-family homes than the surrounding suburbs. Inventory ranges from smaller units in older buildings to newer high-rise towers, and pricing varies considerably by building, floor and view. Because the geography is so compact, location within a few blocks — proximity to Lake Eola, Thornton Park or the Central Business District — has a real effect on value. With so much attached housing, buyers here typically weigh HOA fees, building age and amenities alongside price; current listings are the best guide to what is actually available.
