Explore Sanford HomesWelcome to Sanford

Sanford is the county seat of Seminole County and one of Central Florida's most distinctive waterfront cities, sitting on the south shore of Lake Monroe at the head of the St. Johns River. Roughly 20 miles northeast of downtown Orlando, it pairs a genuine historic downtown with the amenities of a growing metro.
Much of Sanford's identity comes from its historic district, where brick streets, restored 19th- and early-20th-century buildings and a compact grid of storefronts make it one of the few places in the region where you can park once and walk to dinner, a show or the waterfront.

Local Lifestyle & Neighborhood Character
Sanford's neighborhoods range from Victorian-era homes in and around the historic district to established mid-century streets and newer communities on the city's edges. The pace is relaxed and the downtown is genuinely walkable — First Street, the Sanford RiverWalk and the Lake Monroe waterfront form the social center of the city. Weekend markets and waterfront events fill the parks, and the city's arts and dining scene has grown around the historic district rather than replacing it.
Around Sanford

Restaurants & Dining
Sanford's independent restaurant and brewery scene is concentrated in the historic downtown, where First Street is lined with cafés, pubs, waterfront eateries and German-influenced spots that reflect the city's heritage. The Sanford RiverWalk connects several of them to the marina and lakefront.

Shopping
Downtown Sanford is known for its independent shops, antique stores and galleries along First Street and the surrounding blocks. For everyday needs and larger retailers, Seminole Towne Center and the shopping corridors along Rinehart Road and SR-46 are a short drive away.

Entertainment
The historic Wayne Densch Performing Arts Center anchors downtown's entertainment calendar with concerts, theater and film, while the Sanford RiverWalk, the marina and Lake Monroe host waterfront events, festivals and live music through the year.

Parks & Recreation
Fort Mellon Park and the Sanford RiverWalk give the city direct access to Lake Monroe, with walking and biking paths, a marina and picnic areas. The Central Florida Zoo & Botanical Gardens sits just north of downtown, and the Seminole Wekiva Trail provides longer routes for cyclists and runners.

Local Attractions
Beyond downtown, Sanford is a starting point for the St. Johns River, with boat tours departing from the waterfront, and the Central Florida Zoo & Botanical Gardens is a family favorite minutes from the historic district.

Local Market Context
Sanford offers one of the widest ranges of housing in Seminole County, from restored historic homes near downtown to established suburban neighborhoods and newer construction on the city's perimeter. Because it sits at the northern edge of the Orlando metro, buyers often find more space and a broader choice of price points here than in the core Orlando neighborhoods, while still being within an easy commute of downtown, the airport corridor and the I-4 employment centers. Inventory and pricing move with the wider Central Florida market, so it is worth looking at current listings rather than averages.
