Welcome to Baldwin Park

Baldwin Park, Florida
Baldwin Park, Florida
Baldwin Park, Florida

Baldwin Park is a planned, neo-traditional neighborhood built on the former Orlando Naval Training Center, a few miles east of downtown Orlando. Its design is deliberately old-fashioned: front porches, alleys, small lots, a walkable village center and a grid of streets that connect rather than dead-end.

The community is organized around Lake Baldwin and its parks, and it has become one of the region's best examples of walkable suburban living. It is also remarkably close to the city — downtown Orlando and Orlando International Airport are both a short drive, and the Winter Park and Audubon Park districts are just next door.

Local Lifestyle & Neighborhood Character

Baldwin Park is built for people who want to know their neighbors. The Village Center on New Broad Street puts restaurants, shops and services within walking distance of most homes, and the street layout, sidewalks and pocket parks encourage walking and biking rather than driving. Housing ranges from townhomes and cottages to larger single-family homes, mostly traditional in style, with a mix of lakeside and interior-lot locations.

Local Market Context

Baldwin Park holds value well, and its housing mix is unusual for the area: townhomes, cottages and single-family homes share the same streets, so price points vary more within the neighborhood than they would in a conventional subdivision. Home styles are tightly controlled by design guidelines, which keeps the streetscape consistent, and lots are small by suburban standards. Because the neighborhood is built out and consistently popular, turnover is steady but limited — live listings are the best way to see what is on the market at any given time.
