Explore Dr. Phillips HomesWelcome to Dr. Phillips

Dr. Phillips is an upscale area of southwest Orlando, built around the Sand Lake Road corridor and the chain of lakes that give the area its green, low-density feel. It is best known for Restaurant Row, one of the region's densest concentrations of dining, and for Bay Hill, the golf club that hosts the Arnold Palmer Invitational.
The area sits between downtown Orlando and the theme park district, which makes it unusually convenient: the Orange County Convention Center, Universal Orlando Resort, SeaWorld and the International Drive corridor are all a short drive away, while the neighborhoods themselves stay quiet and residential.

Local Lifestyle & Neighborhood Character
Dr. Phillips is a suburban area that leans upscale without being gated or uniform. Homes range from established 1980s and 1990s neighborhoods on generous, often wooded lots to newer custom and luxury builds, frequently near water. Everyday life revolves around the Sand Lake Road corridor and the lakes, and the area's low density and mature landscaping give it a settled, green character that is hard to find this close to the attractions.

Restaurants & Dining
Restaurant Row along Sand Lake Road is the area's signature, with a long stretch of restaurants covering everything from steakhouses and seafood to international cuisine and casual spots. The corridor also holds cafés, wine bars and dessert shops, and the surrounding shopping centers add everyday options.

Shopping
The Mall at Millenia, one of Central Florida’s premier shopping destinations, is minutes away, along with the International Premium Outlets and the retail corridors along International Drive and Conroy Road. Closer to home, Sand Lake Road and Dr. Phillips Boulevard have grocery stores, pharmacies and neighborhood plazas.

Entertainment
Universal Orlando Resort, SeaWorld Orlando and the International Drive entertainment district are all within a short drive, as are Pointe Orlando and the ICON Park area. Golf is a major draw — Bay Hill Club & Lodge is Arnold Palmer's home club — and the convention center brings a steady stream of events to the district.

Parks & Recreation
Dr. P. Phillips Community Park is the area's largest park, with sports fields, playgrounds and green space, and the nearby Butler Chain of Lakes and the lakefront parks along Sand Lake provide boating, fishing and water access. Bill Frederick Park at Turkey Lake adds camping, trails and a swimming area, and Tibet-Butler Preserve offers miles of hiking close by.

Local Attractions
The theme parks are the obvious draw, but Dr. Phillips also sits near the Orange County Convention Center, the region’s largest event venue, and the upscale shopping and dining at Millenia and Restaurant Row. The Butler Chain of Lakes and the area’s golf courses round out local recreation.

Local Market Context
Dr. Phillips commands premium pricing within the Orlando market, reflecting its location, its schools and its proximity to both the attractions and the convention center. Inventory is largely single-family, ranging from established neighborhoods to newer custom homes, and lakefront or golf-front properties sit at the top of the range. Because the area is built out, most sales are resales rather than new construction, and well-located homes can move quickly. Current listings, rather than area averages, are the most useful guide to what is available and at what price.
