It's a question more buyers should be asking before they fall in love with a home. You may have saved your down payment, received mortgage preapproval, and found a home within your price range.

But here's something important to remember: Qualifying for a mortgage and comfortably affording a home aren't necessarily the same thing. That's why I always encourage my buyers to ask their lender what their monthly payment would be if they borrowed the full amount they're approved for—and whether that payment fits comfortably within their budget.

Your monthly housing expenses can include more than principal and interest. Property taxes, homeowners insurance, mortgage insurance, and HOA fees can make a significant difference in your monthly budget.

And in Florida, insurance costs deserve particular attention.

Then there are expenses that don't appear in your mortgage payment: maintenance, repairs, utilities, and unexpected emergencies.

After 23 years in real estate, I've learned that helping someone purchase a home isn't just about finding a property they love. It's about helping them understand what ownership involves.

My advice? Before making an offer, look beyond the purchase price.

Ask your lender for an estimated total monthly payment. Investigate insurance costs, review HOA fees, and consider setting aside money for future maintenance.

A home should fit your lifestyle and your financial comfort—not just your mortgage approval.

Because the goal isn't simply to become a homeowner: It's to enjoy being one.
